Things To Consider When Hosting An Open House

Things To Consider When Hosting An Open House

Hosting an open house is an agent’s time to shine. This is arguably the most important part of the entire process of helping someone get into their new home. Stressing the details isn’t really necessary as long as you have a comprehensive process for marketing and preparing the home to best represent itself and you.

As mentioned in previous articles on our blog, some basic things you should double check when prepping a home includes heating, AC, electricity, plumbing, and any structural damages. Having a higher level of attention to detail will also help you in the real estate industry.

When it comes to marketing and actually doing the open house, we’ve developed a few key tips that we feel are important to focus on. Check them out below and let us know what you think!

Marketing & Promotions

For some people, running an open house is their least favorite part of the business. Unfortunately for many of those individuals, they don’t really become successful with that mentality.

To properly leverage the digital age, you’re going to want to list your open house on every major social media platform. Advertise through larger websites such as Zillow, and set up targeted ads on Facebook. If you’ve read our other articles, we’re big fans of sending DMs to people. Start up a friendly conversation and see how you can help people. You never know what kind of referral you could get down the road because you were nice to someone on the internet.

Don’t Do Open Houses Alone

Safety in numbers is a good rule of thumb throughout life. When it comes to open houses, you should always remember that you’re legitimately hanging out alone in a house where strangers come and meet with you. It would be nice to assume that each and every open house is going to be safe, but you guys already know how the saying goes, “better safe than sorry”.

Bringing in a fellow agent is usually a good idea, but we always suggest bringing in a trusted lender. These people can also prove useful to further educate prospective buyers on lending options and help seal the deal on-the-spot.

Red-Flags To Pay Attention For When Buying A Home

Red-Flags To Pay Attention For When Buying A Home

Buying a home is no easy task. There’s endless paperwork and contracts, plus you usually have to go through these cookie-cutter brokers and real estate agents. When it comes to your experience, people in real estate, including the contractors, don’t usually have the client’s best interest in mind. They say they do, but your experience doesn’t lie, plus your gut combined with Google clearly led you here.

When you’re looking to buy a home and going through the inspection process, it is important to take your time and really focus on making the best possible decision. In addition to this article, research other important things to consider when buying a home. Identifying red flags can help you key in on valuable parts of the entire home buying process.

Some of the most important red flags worth paying close attention to involve the inspection part of the experience.Try to do all of the small repairs if you can as this will make your house much more attractive to buyers.  If there are bigger problems that can be fixed but you can’t afford to get it done, then do some research so that if the buyer finds out about them you can explain that the problem can be easily fixed; If you have electrical problems you should contact a electrician in Middletown. Going above and beyond to inspect the sewage pipes, electric wiring, as well as everything that uses water, usually does save you time and money down the road. There are few things that are more frustrating than spending large sums of money on a home just to have something expensive break right away. Plumbers, electricians (I suggest contracting BC Keystone Electrical for any kind of failures), contractors, and insurance agents are not who you want to be dealing with at a random and very inconvenient time.

4 Memorable Spots For Christmas Light Viewing In Greater Seattle

4 Memorable Spots For Christmas Light Viewing In Greater Seattle

During these darker times of the year in the PNW, it’s no surprise that some firmly take to the art of lighting up the night with their holiday displays. Some neighborhoods in the greater Seattle area even mandate a homeowner’s involvement in setting up a unique light display outside their home. For this reason and more it’s become a tradition in several neighborhoods around the city to create veritable pockets of winter wonderlands.

On top of the efforts of individuals around residential areas, there are also some bigger displays that are set up in the city. Many businesses utilize these fancy light displays to draw in foot-traffic in an otherwise slow time of the year for tourism and outdoor activities. We’ve put together four phenomenal places to view intricate holiday light arrangements the kids will love that are largely all free to view.

Candy Cane Lane

This is one of the eclectic neighborhoods that always offers stellar light displays free of charge for your family to view! Since 1949 Candy Cane Lane in the Ravenna neighborhood of North Seattle has been bringing in visitors from around the area to view whimsical displays. Twenty-three houses in a row all decked-out with lights, lawn ornaments, blow-ups and more for you and the kids to view. This display runs December 8th-January 1st so there’s time to check it out after Christmas!

Keener’s Christmas

This family in Bothell puts on a light display for the books. The Keener family has made a considerable mark in the area with their yearly Keener’s Christmas light showcase. Just Jeff and Candice Keener setting up over 500,000 lights at their home for your viewing pleasure. Not to mention their display helps raise money for the Ben Towne Foundation and serves as a food drive for HopeLink. You’ll want to stop by 16504 112 Pl. in Bothell for this truly heartfelt, and grandiose display.

Evergreen Lights

Also, a holiday favorite for families out in Snohomish County is the Evergreen Lights display at the Evergreen Church in Bothell. The kind people at this Church spend literally months putting together a display of over 500,000 lights. You and the kids can find them at 3429 240th St. SE and enjoy free cookies, cocoa, and naturally, a holiday family photo. This display runs nightly from 5-10pm from the beginning of December until Christmas Eve. Stop by for a one-of-a-kind light show dancing along to choreographed music.

Wildlife At Woodland Park Zoo

No list of amazing Christmas light displays would be complete without mentioning the efforts of the Woodland Park Zoo. Always a family favorite, this zoo becomes a technicolor wonderland of lights that often display popular animals in the zoo. Wildlights is a go-to family outing in the PNW for good reason—kids absolutely love it. They also have an indoor snowball fight, and carousel available for extra family fun. Wildlights runs November 23rd-January 5th from 5:30-8:30 every night, and tickets are available here.
